The Partnership
M3 Property engaged Evocate in 2016 for what started as a platform modernisation project. It became a five year, 43-project partnership that produced two custom built SharePoint platforms: MiSys and MiDocs, powering M3’s national property services operations.
This is not a configuration story. This is a custom development story: platforms built from the ground up on SharePoint, continuously enhanced over years, and rolled out nationally.
The Platforms
MiSys: Operational System
MiSys is M3’s operational backbone, a custom SharePoint platform managing property jobs, workflows, and operational data across the organisation. Built initially with QLD jobs functionality, then expanded nationally.
MiDocs: Custom Document Management System
MiDocs replaced M3’s legacy document management with a custom built SharePoint DMS featuring:
- Save and Search functionality
- Advanced Search with metadata driven retrieval
- External Portal Access for clients
- Template generation
- Integration with MiSys operational data
- 579,000+ documents searchable in under two seconds

- m3Hub National Calendar: integrated scheduling across branches
- Client Portal: external access for M3’s clients to view documents and reports
- EM Integration: connecting MiDocs to external systems
- Rego Forms: custom form workflows for property registrations
